If you are buying a home or refinancing chances are you will need an appraisal. A professional appraiser will contact you to schedule a time for them to come to the property in question and take measurements, photos, and discuss any improvements you have made to the property since the last time it was appraised.

The appraiser will go into every room and take pictures of certain rooms so it never hurts to pick up a little.

Certain purchases will count in favor of the value of your home and other things will have no affect on your home's value. That beautiful bedroom set does not count but that professional oven most likely would. Paint and a new roof always help, as well as carpet and flooring but those custom curtains probably not. Your appraiser will be able to answer all your questions should you have any.

You will get a copy of your appraisal for you to review and it's that simple! If you are like me, you spent more time cleaning for the appraisal then the entire time the appraiser was there. That's the way it goes though.

If you haven't heard, on Tuesday there was a federal tax cut that lead to a frenzy in yesterdays interest rates. Both Brian and I were busy all day locking in rates for client after client after client. It was a great day but wow!
